Property Description

Junior Villa Polemi is a wonderful family holiday townhouse villa located in the heart of Aphrodite Hills, in pretty Adonis village which is just a few minutes stroll from the resort village square and facilities. Junior Villa Polemi has bright, modern interiors which are complimented by its sunny aspect and spacious upper balcony with beautiful sea views.

The Adonis Village communal pool is just a short stroll from the villa, so coming and going from the pool is nice and easy. The communal pool area on Adonis has an outside shower and a children's shallow pool, so adults and children of all ages can enjoy splashing around here!

The open plan living, dining and kitchen area are located on the ground floor entrance level. Tastefully decorated with a comfortable sofa, modern soft furnishings (and the added bonus of blackout curtains) and large screen TV, this villa offers a real homely feel. Both the dining area and living area have patio doors that open on to the large balcony, where there is dining table and chairs, gas BBQ and comfortable sunbeds; perfect for making the most of this sunny space, and the views over the Mediterranean. Enjoy breakfast on the balcony in the early morning sunshine, or a family BBQ after a day by the pool!

The kitchen and dining area are well equipped for your convenience, including dishwasher, microwave and coffee machine. The villa benefits from free reliable wi-fi and a comprehensive TV system with International sports and movie channels with playback option, to keep everyone entertained whilst relaxing indoors. A family WC is also located on this floor and of course, all rooms are fully air-conditioned throughout for all year round comfort.

Upstairs, the master double bedroom and twin room share a bathroom with a large walk-in shower. New beds here offer cozy holiday sleeps, and the twin room can be made into a double if required. Downstairs, two further twin rooms are located in the cooler lower level of the villa. These rooms are separate, but have a connecting window (which can be completely closed if you like, but does make for nice communication opportunities between rooms) and share a bathroom with walk-in shower. Again, both these rooms can be made into doubles if required.

Junior Villa Polemi is a fantastic property from which to make the most of all the facilities on offer at Aphrodite Hills Resort. It is just a short stroll from the communal pool, a few minutes stroll from the resort village square...a true gem of a holiday home right in the heart of the resort and the perfect base for family fun in the sun!

What do I need to know

Our Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.

The Tennis Academy

The Aphrodite Hills Resort Tennis Academy is a world-class tennis facility with numerous hard courts and clay courts (all floodlit), as well as boasting two fantastic Padel Tennis courts, a Basketball court and a well-stocked Pro Shop.

The Resort

Horse Riding

The Aphrodite Hills Riding Club is situated at the top of the resort, within the setting of beautiful Cypriot countryside. Lessons and treks are available for all ages and ability, and the pony club is a lovely option for little ones to interact with the animals and enjoy the outdoors.
